Thanks for taking the time to visit Letmojo and let’s explain what happens with the referencing process.
Letmojo work for Letting Agents and for Private Landlords who want to rent out their properties. As you already know, they’ll ask us to check some details about the potential tenants.
We use the Renter platform to record all of this information and this is provided to us by our partner Canopy – so you’ll see their name every now and again. The most important bit to recognise is that it’s Letmojo who are completing your Tenant Referencing application.
We will ask you to give us some information, this will be about your income, your work, places you’ve lived at and so on. We’ll then go away and confirm the information you’ve given us is all correct and provide a report back to the Letting agent or Landlord that everything is as it should be.
By checking this information, we help protect you from identity fraud and help to make sure you can afford the property you’re applying for. We don’t want to see you get in debt over something you may not be able to afford, that’s not good for you and it’s also not good for your landlord either.
One great part of our process is that, with your consent, our software can connect to your bank account via Open Banking and confirm the details of your income and rent payments. You get to choose which transactions we see on your bank account and you can close the link to the bank at any point. We only need access whilst we’re processing the reference and you’re in complete control of that.
If you would prefer not to use Open Banking, then we can take documents in the form of Bank statements, Payslips etc, and so the choice is yours.
Or it could be checking with your previous Landlord. Most tell us what a fabulous tenant you were, and how lovely you kept their property – but for us, all we will report back to the Letting Agent are the facts – so did you pay your rent on time, would you rent to them again, etc.
We’ll also run a report that is called a “soft search” on your credit file. This means it doesn’t impact your credit rating (and therefore any future credit applications) and just gives us access to some of the info about how you manage your bills and bank accounts etc. We’ll also give you the first view of how your credit profile looks as soon as this part of the check is complete.
Once all of this information is gathered we will send a report back to your Letting Agents or Landlords for them to review.
Your Letting Agent or Landlord is always the one that will decide whether you are offered the property or not. Letmojo will never be involved in that decision, we just provide the report to them.
The great news is that this entire process usually takes less than 48 hours, but will always depend on how quickly you complete your initial application, and also when you respond to any requests from Letmojo or your letting agent / landlord.
